Participates in planning with respect to a portfolio of operating assets and activities. Responsible for the development of budgets, efficient operation of buildings, servicing tenants, minimizing operating expenses and managing capital. Other responsibilities may include long-term strategies for leasing, capital improvements, tenant retention, cost control, internal valuation of properties, ongoing market research and development opportunities. Typically reporting to any, or all of the CEO, Region or Division Head, or COO.

|
Oversees the efficient operation of one (or slightly more) properties or assets (for example, hotel, multi-family residence, or retail facility), client service, minimizing operating expenses and managing capital. Other responsibilities may include leasing, capital improvements, tenant retention, cost control ongoing market research, and development opportunities. Typically reporting to the Asset Management Executive.

Facilities Management
|
Participates in the development of, and monitors achievement of overall budgets for a facility representing a specific asset class (for example, residential, commercial, retail). Ensures implementation of property management services and quality assurance for internal and external goals and objectives. Typically resides on-site (residential) and reports to the Property Manager.

Lease Executive
|
Responsibility for the overall leasing strategy as it relates to operations policies. Additional responsibilities include advising on potential business and development opportunities, maintaining knowledge of markets and recent deals, conducting analysis of proposed deals, negotiating with prospects, and marketing to, and building relationships with brokers and prospects. This position typically reports to the COO or Division Head.

|
Accountability for supply chain management, including purchasing, shipping, materials, equipment, and the negotiation of the terms and costing of bulk contracts. Responsibilities may also include maintenance of shipping and receiving records, managing shipment methods according to project requirements, quality control, inventory, and identification of key suppliers, and ongoing relationships.

Responsibilities include architectural design and blueprints for site development and regulatory specifications (for example, fire protection, plumbing and drainage systems).
